II — The Company

A structured approach to real estate ownership.

XIVIUM Holdings Limited, LLC brings institutional discipline to the ownership of residential real estate — a single holding company, Colorado subsidiaries beneath it, and a clear record of what we own and why.

Overview

Built to own, not to trade.

XIVIUM Holdings Limited, LLC is a limited liability company organized under the laws of the State of Wyoming to serve as the parent holding company for a portfolio of residential real estate. Wyoming was chosen for its established, business-friendly framework for holding entities — durable governance, strong liability protection, and clarity of ownership.

The company's real property is located in Colorado and held through operating subsidiaries. XIVIUM's purpose is straightforward: to acquire sound residential assets, hold them for the long term, and operate them well — generating durable rental income while building lasting value.

The current portfolio consists of five residential rental properties — townhomes and condominiums — in Broomfield and Adams counties. It is the foundation of a deliberately paced expansion across Colorado and, in time, the broader United States.

Ownership Structure

How XIVIUM is organized.

A Wyoming parent holds Colorado operating subsidiaries, and each subsidiary holds real property. Liability is separated at the property level, ownership is documented at every tier, and lenders underwrite a clearly defined entity.

Why It Matters

01

Liability separation

Holding assets in distinct subsidiaries isolates risk at the property level and insulates the broader enterprise.

02

Clear title & records

A defined chain of ownership from parent to property keeps title clean and diligence straightforward.

03

Financeable entities

Well-documented subsidiaries give banks a transparent borrower to underwrite at the asset level.

Mission

To own and steward residential real estate that endures — and to grow it with discipline.

Vision

XIVIUM's ambition is to build one of Colorado's enduring privately held residential real estate portfolios — and, over time, to extend that footprint across the United States.

We grow the way we operate: deliberately. Each acquisition strengthens the whole, each subsidiary is soundly capitalized, and each property earns its place in a portfolio meant to be held for the long run.

Principles

What guides the company.

  • I

    Integrity

Straightforward dealing with residents, partners, and lenders. Records that hold up to scrutiny.

  • II

    Stewardship

We care for what we own — the properties, the people who live in them, and the capital entrusted to us.

  • III

    Discipline

Conservative underwriting and a measured pace. We would rather own the right asset than every asset.

  • IV

    Longevity

Every decision is made with the long horizon in mind. We build to hold, not to flip.

Governance
